What is the average home build timeline in Sydney?

The average build time from start to completion in Sydney is approximately 12 months for a standard two-storey home. This is typically for ‘off the shelf’ type builds with minimal design changes or additions. 

Custom builds, significant landscaping, excessive plot preparation, and larger homes can take significantly longer. In general, every build will fall into three broad phases of construction:

Pre-construction – average timeframe 2-6months: This phase includes soil testing and plot preparation, design planning, and council and planning approvals.

Construction – average timeframe 6-10months: This phase includes the full construction of the house, from foundations through to final installation of electrics, plumbing and can include external landscaping if desired.

Final inspection and handover – average timeframe 1-2months: This phase includes a final walkthrough for you to assess how everything looks and request any final changes. This can be quick or take a little longer, depending on whether anything needs adjusting.

What Can Impact Home Build Timeframes?

Many factors can impact the timeframe of your build. Some of these can be anticipated and planned for; others might be more unexpected. 

Lot preparation

Some land plots may require more preparation than others. You might discover this early and be able to factor it into your planning, such as digging out slopes for an even foundation or clearing trees or debris. Some issues might not be discovered until building of site clearance commences, which can lead to longer unexpected timeframes.

Council and planning approvals

Approval timelines vary depending on your location, the complexity of your plans and how busy the local authority is at the time. It’s worth submitting applications early and keeping in regular contact with your planning officer to avoid delays. 

Custom additions to design or floor plan

Whether you’re looking to add an extra floor, balcony, extension or something else outside of the standard floor and build plan, every additional change generally requires more time and can extend your overall construction timeframe.

Change of builders

Switching builders mid-project, whether planned or due to unforeseen circumstances, can cause significant delays. A new builder will need time to familiarise themselves with your plans, existing work and site conditions before they can progress. Thoroughly vetting your builder can help reduce the risk of needing to make a change down the line.

Material supply chain

The availability of building materials can fluctuate due to demand, seasonal pressures or wider supply chain disruptions. Certain materials, particularly those that are bespoke, imported or in high demand, may have longer lead times than expected. 

Eco-friendly or sustainability elements

Incorporating eco-friendly features such as solar panels, heat pumps, rainwater harvesting systems, or high-performance insulation is a great long-term investment, but these elements may take longer to install than standard materials. Some may also require specialist tradespeople, so it’s worth factoring extra time into your timeline if sustainability is a priority for your build.

Adverse weather

Heavy rain and high winds can bring certain stages of a build to a temporary halt. Groundwork, foundations, and roofing are vulnerable to weather-related disruption. While it’s impossible to control the elements, building in flexibility to your overall timeline can help mitigate weather-related setbacks, especially if you know the build will take place during winter or wet seasons.
