Stage 1: Consultation and Design Brief

Everything starts with an in-depth conversation. A good builder will take the time to understand how you live, what you need, and what your block demands, making you aware of any constraints or considerations that could impact how and what you build. This is where your lifestyle, budget, and design preferences are mapped against what’s possible. 

Site orientation, lot size, and council requirements all shape this conversation, and an effective land assessment is an important early step. 

Stage 2: Design and Customisation

This is where your home starts to take real shape, including floor plan selection, facade choice, interior finishes, flooring choices, and layout customisation. 

At this stage, you’ll be making decisions that affect everything from natural light and airflow to how your home feels to live in day-to-day. Working with a firm that offers design advisory support makes a meaningful difference during this stage, as it can feel overwhelming. 

Stage 3: Contract and Approvals

Depending on your site and local council, specific planning and construction approvals may be required. Your builder will typically manage this process on your behalf, but it’s worth knowing what this part of the process involves, asking clarifying questions and, if possible, obtaining copies of applications and application numbers so you can stay on top of timeframes alongside your builder. 

This stage also includes signing your building contract. This is when transparency on inclusions, timelines, and variations is vital to ensure everyone knows what happens next and when.

Stage 4: Site Preparation

The site is cleared, levelled, and prepared for the concrete slab, the foundation your home will sit on. This stage often moves quickly but carries structural importance and sets the standard for everything that follows. 

Slab type and specification are determined by your soil report and site conditions. This is another reason an early land assessment matters, as it will help you understand timeframes and why some decisions are made at this stage.

Stage 5: House Frame

Wall frames, roof trusses, and structural supports go up, and the floor plan you’ve been looking at on paper becomes a three-dimensional space you can walk through. 

Most builders will invite you to a frame inspection at this stage, and it’s worth attending. This is one of your last opportunities to raise any layout concerns before the build progresses beyond easy correction.

Stage 6: Lock-up and Fit-out

Your home becomes fully enclosed, with external walls, roof, windows, and doors all in place. From here, electricians, plumbers, tilers, cabinetmakers, and other trades move through the home, installing everything from insulation and plasterboard to kitchen cabinetry, flooring, and fixtures. 

Stage 7: Completion and Handover

The final stage begins with a practical completion inspection, including a walkthrough of your finished home, where any defects, incomplete items, or items not matching your contract specifications are identified and logged. 

A reputable builder will take this seriously and address every item before handover. Once complete, you’ll receive your keys, your warranties, and all relevant documentation. Post-handover support for questions, minor maintenance, and any issues that emerge in the first weeks of living should form part of this process to ensure your first few months in your new home exceed expectations.
